Fees are based on time, travel and expenses.  The above fees are general and this firm reserves the right to adjust fees on certain properties with special problems.  Property abnormalities require special fee quotes.


All residential property assignments that are a result of a sale, must be accompanied with a copy of the sales contract and/or terms and conditions of the sale.


Plans and specification appraisals are charged as above; however, there will be a charge of $100 for houses and $300 for commercial structures for final inspection, re-certification of value, and letter of completion by plans and specifications.  If appraiser is notified to final the structure, and upon arrival at the site finds the structure is not completed, there will be a second charge to come back and final the completion of the structure and re-certify the value.


All commercial properties or income producing property assignments must be accompanied by rent rolls, contracts of sale, three year history of income (when available), history of property for past three years and other necessary income and cost factors of the site or property.


Court time or depositions are charged at $300.00 for first hour and $100.00 per hour there after.  The first hour includes preparation time and travel time.


Residential properties and small land units on form appraisals will require approximately 3 to 7 working days. Verbal can be quoted in 3-5 days.


Narrative appraisals will require not less two-week notice, and completion within approximately 30 days or as quoted.  Time of completion will be quoted at time of estimate.
